We do not take any direct bookings for the onsite accommodation and cannot provide any insight into the availability of them.
The booking and room allocation is managed by the couple themselves given the limited number of rooms onsite. Please contact them directly if you are interested in staying overnight here on site. Please note there are just 6 rooms on top of the Honeymoon suite available.
Our room rate is £125 per night per room for 2017/2018. This will increase to £135 in 2019. All prices include breakfast. We have four doubles (with King size beds) and two twin rooms available at this rate. Our Honeymoon suite, Aylesbury is included in the venue hire for the night of the wedding.
No - all our rooms are offered on a per night basis
On arrival please park in the main car park and make your way up through the arch, around to the left of the barn and into the bar from the terrace. Once checked in you can come and go to the main car park through the separate "Night Time" exit for any further luggage.
If you are arriving along with the other wedding guests, most guests prefer to check in and then fetch their luggage at a convenient point later in the day using this Night time exit - it avoids having to carry your cases through the other wedding guests enjoying their welcome drinks!
Disabled parking for blue badge holders who are staying in our fully accessible ground floor bedroom is available in our top car park. This needs to be arranged in advance through the couple.
Please note we have 24 hour CCTV coverage of all parking areas

If the wedding is due to start after 2pm then you of course can check into your rooms to get ready at 2pm. Please enter via the terrace to the left of the barn and collect your key from the bar and you will be directed to your room.
Please note that you will then be "room bound" within the venue as the bar, terrace and barn will remain closed to allow us to complete the final preparations for the wedding. You can of course use the "Night Time" exit to come and go as you please until the venue opens for the wedding guests, but there is no access back into the terrace, bar or barn.

We are unable to guarantee an early check in before 2pm. If you require an early check in please route your request through your couple and not direct to ourselves - we will only point you back to the couple!
We will try and do all we can to accommodate an early check in - a lot depends on whether there has been a wedding the day before and therefore the need to turn the rooms. In exceptional circumstances we are able to prioritise some rooms over others if requested by the couple, but this usually means the remaining rooms end up being available slightly later. We do all we can to try and make the rooms available as soon as is possible.
Please note that if we are able to accommodate an early check in you will be "room bound" until the arrival time for all other wedding guests. This is to allow us to complete the preparations for the wedding. We are not a "hotel" or "B&B" with additional lounges and all areas beyond the rooms will be shut to allow the wedding to be properly prepared. The "Night Time" exit can be used to come and go from the building during such times.
If your wedding starts before 2pm, we recommend you collect your key from the bar from 2pm and then use the Night Time exit to bring your luggage up to your room at a convenient gap in the day - this saves you having to carry your case through the middle of the festivities!
Yes - there is a separate "Night Time" exit that provides access to the rooms at all times once you have checked in - this provides access separate to the bar, barn and terrace. Your room key will operate this door for the duration of your stay. This remains lit overnight and we also have comprehensive CCTV coverage to ensure your and our late night security!
There are a number of factors that will influence whether we are able to release any rooms for the night before your wedding to any guests - not least whether there is a wedding on the day before! More often than not they will unfortunately not be available.
Please note that these cannot be booked direct with us - all requests must be directed through the couple.
Should the rooms be available please note:
- The lounge, terrace and barn will be shut for wedding preparations outside of 2-5pm the night before. Guests will be "room bound" in the building but obviously are free to come and go as they please through the Night Time Exit
- A limited breakfast will be available and the lounge, terrace and barn will again be shut after breakfast to allow wedding preparations to be completed
Usually yes. We offer a well stocked buffet breakfast including bacon, sausage, soft boiled eggs, continental meats and cheeses, yoghurt pots, pastries and a selection of breads together with tea, barista coffees and juices.
In some cases the couple may opt not to have a breakfast for any guest (often planning a brunch elsewhere and with other guests who have not stayed). If this is the case we will then provide a discount on all rooms. Please note this is not available for individual rooms! Please direct any questions regarding this through the couple.
Our breakfast buffet is available from 8am to 9am - that does mean you can come down a bit before 9 am ! Check out is strictly by 10am and we like you to be able to enjoy a relaxed breakfast.
We do not offer any day or evening food (obviously outside of the fantastic wedding food prepared by the couples chosen caterer!)
For light snacks, there is a village shop with coffee tables just at the end of Winterpit Lane (turn left out of the car park), and a garage on the main road to Horsham just beyond that.
If you are looking for places for a lunch or coffee beyond that there are a number of pubs a short drive away - the Wheatsheaf heading back towards the A23 and the Hornbrook on the main road into Horsham. There is also a garden centre next to the Hornbrook with coffee shop and restaurant.
The bar is only open for the wedding. It will open either for the main guest arrival, after the ceremony or after the wedding breakfast depending on the couples preference. The bar closes at 11:30pm.
No drinks beyond the in-room water, tea and coffee facilities are available outside of these hours. For refreshments there is a village shop with coffee tables, just at the end of Winterpit Lane (turn left out of the car park), and a garage on the main road to Horsham just beyond that.
Please note we are a licensed premises and no alcohol can be brought onto the site by guests. Any brought on site will be liable to a corkage fee unless pre-arranged with ourselves by the couple.
Unfortunately not. The bar closes at 11:30pm. We also have to shut up and lock the bar and lounge space soon after your main guests have left at midnight in order to meet our licensing requirements. There is therefore no option for overnight guests to continue drinking in any form.
Unfortunately alcohol may not be taken up to bedrooms.
We have our own 9 hole golf course which is shut to the public on wedding days and free for all overnight guests to use on the wedding day itself. We also have a very well stocked fishing lake, with good sized Roach and Carp. Again fishing is free for all overnight guests on the wedding day on production of a valid rod licence.
Yes - we have two wooden cots available and one blow up mattress for an under 11. These all have to be booked and arranged through the couple and not directly with ourselves.
Yes we do have some limited family orientated accommodation. Beyond these all our rooms have a maximum capacity of two people (of any age).
Gadwall has a separate room which can house a cot or blow up mattress.
A cot or single blow up mattress can also be added into Saxony (our twin disabled access room on the ground floor) or one of our King rooms, Appleyard.
Please note: These are the only three rooms where we are able to allow an additional occupant - and the additional child must be aged under 11. We do not have any rooms that can accommodate two adults and two children, or three people over the age of 11.
All bookings and family room requirements must be organised through the couple and not direct through us. We are not able to take any bookings or room assignments requests directly.
We do not provide a baby listening service. We are able to provide one video monitor on a first come first served basis - please request this through the couple. The video monitor extends to the bar and the terrace but does not unfortunately transmit into the barn itself.
Yes. We have on accessible wheelchair twin room on the ground floor with a fully accessible ensuite. There is also a disabled toilet close to the bar. Please ensure you liaise with the couple should you need this particular bedroom as they are responsible for the room allocation. All other bedrooms are on the first floor.
Yes we have our own dedicated high speed internet line and we offer free wifi to all guests
Yes - Sky TV is available in all our rooms including all Sports channels but unfortunately not Sky Movies.
The stunning countryside location does mean that mobile reception can be patchy.
There is a good Vodafone signal. We also recognise that things can crop up unexpectedly and have an emergency phone available for guests to use if required.
Tea, coffee and water is provided in all rooms. We do not offer an in room bar service. Please see the Food and Drink section for more details.
All our rooms have showers. We do not have any baths.
No smoking is allowed in any of our rooms. All rooms have sensitive smoke detectors so guests are also asked not to smoke out of the window.
Yes hairdryers are provided in all rooms
We have a number of ironing boards available - please ask when you check in and we will bring one to your room.
Unfortunately we are not able to accomodate pets. However there is both a cattery and a kennels within half a mile of Brookfield Barn.
We have shaver points in all rooms apart from Appleyard and Aylesbury. However adaptors are available for these rooms if required.
