Brookfield Barn was designed and developed specifically for weddings and is available on an ‘exclusive use’ basis.  Couples can choose to marry either in the barn, or in the exceptionally pretty outside wedding area, both of which feature fantastic views across the lake and grounds.  The oak-framed barn was built traditionally and has a ‘rustic feel’ which it balances with contemporary features such as bifold doors giving plenty of natural lights and in-built technology. The venue also offers large a permanent bar with draught beers, lounge area, south facing terrace, golf course, seven bedrooms including a bridal suite, prep room for the bride and full catering kitchen.

There is a choice of high quality caterers giving couples flexibility to choose one which can provide what they are looking for, across a range of budgets. All of the caterers know and work closely with venue.  There is no corkage charge if couples wish to bring their own drinks for welcome drinks and drinks for during the welcome breakfast.  The venue offers recommendations for other suppliers, but it is the couples choice who they decide to use and for anything outside of catering so that each couple can shape their own wedding day. 

The venue reflects modern times with in-built technologies such as web-streaming for the ceremony and speeches, dedicated internet line and a music system throughout. 

Brookfield Barn is a ‘family run’ venue with a carefully hand-picked team focused on making every single wedding the most special day that the couple could have.  An events team is available on the day to help ensure the smooth running of the wedding, the bar is staffed and the wider team prides itself on the meticulous ‘as new’ presentation of the venue both inside and out.

Caterers will provide table linen, crockery, cutlery and glassware for whatever they serve.  Otherwise everything you see when visiting the venue is included in the hire…plus a lot more that you can’t see!

The barn is linked to the main building where the contemporary bar and lounge space can easily accommodate wedding guests whilst the barn is being "turned round" between different parts of the wedding day. So there is no risk of guests huddling under umbrellas!

The view out over the lake and grounds is lovely throughout the year, meaning Brookfield Barn is the perfect venue for all seasons - plus the barn benefits from underfloor heating to make it cosy during colder months!

The venue is licensed to hold 138 during the day (both in the inside and outside wedding areas) and up to 200 in the evening.  Due to fire regulations, these numbers include the bride, groom and tiny babies!

Yes – a couple has exclusive use of the entire venue for the whole day, including the golf course.

If there is an event the day before, the barn and grounds can be set up from 9am in the morning, with the bar available from 11am. If there is no wedding the day before then the venue is available for set-up between 2pm-5pm during the preceding afternoon.

No guests outside of the wedding party will be booked into the bedrooms should you not book them all.

All the main areas are accessible to wheelchairs either by ramps or using our wheelchair lift on the terrace.  There is an accessible toilet and an accessible twin room on the ground floor with a large wet room including grab rails. If any assistance is needed helping wheelchair users navigate the wedding areas, a member of our team would be more than happy to help.

Brookfield Barn welcomes equal marriage legislation and we are looking forward to many same-sex enquiries and weddings.

If anyone in the wedding party would like an early morning game of golf, they are more than welcome. Throughout the day it can be used for couple photographs or perhaps for any children at the wedding to have a run around!

We require that all weddings include a sit down mean for all day guests so unfortunately an evening reception alone that does not feature this is not suitable for the venue.

Brookfield Barn offers couples the opportunity to look around and ask questions with one of the owners or events team on a one-to-one basis.

Following a viewing a couple is able to hold a specific date for 10 days.  During the 10 days we suggest that the couple book their registrar or church, and investigate the catering options to ensure that the caterers offer what the couple are looking for, fit within budget and have availability.  The couple would be able to meet with caterers and have tastings fairly quickly after booking so that this element of your day is also in place.

After the 10 days we ask couples for a signed wedding agreement and 50% deposit.  We also require couples to have taken out simple wedding insurance (typically costing from £80) to cover all parties financially should unforeseen circumstances lead to a change in plans down the line. The final balance for the hire is due 8 weeks before the wedding day.

No - we have set out to make things as simple as possible and allow our couples to flex and manage their budget as they want. We don't believe in pigeonholing your day into a particular price per head package.

Our venue is provided on a simple hire cost basis and then your chosen caterers and other suppliers will quote according to guest numbers. If you want to work out an equivalent its a simple case of dividing our hire charge by your guest numbers and adding on the typical catering costs as can be found on the catering page. Remember we don't charge corkage for table wine so factor this into cost per head comparisons!

We pride ourselves on having no hidden extras and do not charge caterers (or any supplier) commission - so you can be assured you are getting a true quote and the best value.

The hire charge includes the exclusive use of the venue and golf course, tables and chairs, and bar/event staff for the day. We do not charge corkage for welcome drinks and wine with the wedding breakfast should you wish to supply your own.

The cost of table linen, crockery, cutlery, glasses, waiting staff etc will all be included in the price provided by the caterers.

The bridal prep room and honeymoon suite for preparation / your honeymoon night is also included in the hire price if you are using it. The remaining 6 B&B rooms are available at our standard rates for your guests (including breakfast).

Our free extras are literally that. Whether you want to make use of our postbox, cake stand and table plan easel and frame, live stream your ceremony or speeches or use our PA / music system for your evening entertainment, it’s all at no extra cost.

Golf is free for wedding guests on the day should the groom or guests fancy a round beforehand. Golf clubs are not provided.

If a couple intends to hold their wedding at Brookfield Barn, we will happily hold a specific date for 10 days following a viewing.

The final balance for the hire is due 8 weeks before the wedding day.

Unfortunately not, the venue is only offered for the day at a standard rate.

While we hope that it will not needed to be claimed upon, our contract stipulates that you must take out wedding insurance, which costs around £80. This covers couples for any unexpected problems, either with the couple or close family or with any suppliers.  Should a couple need to cancel or postpone their date then under most circumstances, any related costs incurred will be covered.  Our contract clearly explains our cancellation terms and having wedding insurance avoids any awkward conversations should you need to cancel or delay your date.  If a couple fails to take out insurance they will still be liable for the costs outlined in the contract.

Brookfield Barn is unable to recommend a particular supplier for wedding insurance, however a quick google or look at any of the main insurance comparison sites will return plenty of results.

Set up works two different way depending if there is a wedding the day before or not.

No wedding the day before:

You can come and set up between 2-5pm the day before. If your ceremony is, or may be, inside then the barn will be set up with rows of chairs and your caterers will set up your tables during the turn around.  You can still set up any thing you have in the link room and bar or around the edge of the barn.  Please also bring any drinks you are supplying so they can be chilled but avoid fresh flowers and cake as these are perishable. It is worth letting your caterers know that you will be setting up the day before, so they can ensure that your table cloths are on site for you.

Wedding the day before:

You can still drop off your drink and decorations (no flowers, cake or dresses etc please) the day before to avoid a panic on the big day itself. We will sort out small decorations/sweet tables etc that you may wish to have for you, but please ensure that we know what you want done at your planning meeting, so we can ensure that it is realistic. You will find a lot of set up is covered by us, caterers, florist and venue stylists.  We aim to make the morning stress free for you and will meet all your suppliers

On the day of the wedding, the prep room is available from 9am.  There is no specific room for the groom to get ready in unless the bride does not use the prep room.

On the day of the wedding, bedrooms are guaranteed from 2pm.  Where possible all bedrooms will be made available earlier.

If there is no wedding the day before then bedrooms can be made available an hour and a half before the ceremony. 

In order that there is enough time for the venue, couple and suppliers to set-up, we  would recommend that day guests do not arrive before midday (occasionally guests arrive from 11.30am but this can be a rush).  

If marrying on site at Brookfield Barn, many people choose to have the venue open for guests an hour before their ceremony (with the bar available if you wish) to give guests a chance to settle themselves before the day gets going. 

When holding a legal ceremony here, West Sussex County Council registrars will only offer ceremonies on the hour.  Ceremonies held at 1 or 2pm work best with the overall timings of the day as it allows everything to be fitted in without a rush (ceremonies have been held as early as 12pm and late as 4pm).

We usually advise timings as outlined below though of course understand that no two weddings are the same so this can be flexed to suit.

1pm - Civil ceremony – 30 mins

1.30pm - Welcome drinks, canapes and photos (and caterers turning the room if ceremony held inside) – 1.5 hours minimum, 2 hours maximum

3/3.15pm Call through for Wedding Breakfast – 15 minutes

3.15/3.30pm - Wedding breakfast and speeches (this can vary quite a lot depending on what you are eating, the number of guests, the length of speeches and weather!) 2.5 - 3 hours based on 3 course sit down meal for 100 people with 30 minutes of speeches

7pm – Evening guests start arriving

8 pm - Cake cutting and first dance (unless cake is being served as dessert in which case this would need to be done earlier)

9pm – Evening food

11.15pm – Last orders

11.30pm – Bar closes

11.45pm - Music finishes

Midnight - Carriages

Upon booking, a couple receives a personal link to a very detailed online planning form which takes them through all the elements of the day and provides lots of helpful tips and advice. There are regular open sessions throughout the year so that couples can visit to refresh ideas or ask questions, and with friends, family and suppliers to help formulate plans.

A more formal planning meeting is scheduled between the venue and couple around 8-10 weeks before the wedding day, giving both parties a chance to go through the form together and ask any questions that may have arisen along the way.

On the big day there is a dedicated events team ready to help you make your plans reality, including greeting suppliers, co-ordinating your ceremony, and helping to ensure that everything runs to time, leaving you free to enjoy a stress-free day! 

The venue also provides a staffed bar for the duration of the day and of course there is a large team in the background making sure that the venue is pristinely clean and presentable for every single wedding day.

Sadly we cannot allow fireworks due to equestrian and farming establishments that surround the venue and our own family of ducks! We do however allow controlled use of sparklers in particular areas of the venue, please ask for details at your planning meeting.

If you would like to use real candles we allow one per table and require these to be in a high sided vessel such as a hurricane vase or lantern and that they are church pillar style, we do not allow any real tea lights.  LED tealights and candles work as a great alternative or wired fairy lights look lovely in lanterns and vases.

Outside real candles are fine but you may find that LED are a better alternative with possible wind and rain!

Absolutely...but outside only!

We just ask that this is supplied by yourselves and is natural petals, dried or fresh, only (no paper or biodegradable). Where this can be thrown will be agreed in your planning meeting (usually along the path leading up from the archway). In order to help with your budgeting, remember that a little goes a long way! Bubbles are a great alternative to traditional confetti and can be used inside should the weather not be on your side.

No, unfortunately this is too difficult to clean up and damages cleaning equipment

No, unfortunately glitter and gems are not allowed at the venue, inside or outside.

It is great to provide some toys and activities to keep children entertained.  Large outdoor games are welcome, and there is of course the golf course! 

If you art/craft activities are provided for children, please provide pencils only.  Paints, felt tips, glue, glitter and face paints are not allowed at Brookfield Barn as from experience can create excessive mess and damage.

Yes - the barn and outside wedding areas are both licensed for civil ceremonies for up to 138 guests. The decision on whether to hold the ceremony inside or outside can be made right up to first thing on the morning of the wedding.

Yes - the outside oak "Gazebo" is fully licensed and has a stunning backdrop as you look down along the lake - please see the pictures in our gallery. The indoor / outdoor decision can be made up to the morning of your wedding so no need to play at guessing the British weather (or your mood...).

The space is designed to take the same number as the barn - so 138 for ceremonies – and offers all the same facilities as the inside space including web streaming, microphones and capacity for recorded or live music to be played.

No - we do not charge any extra if you want to hold your wedding ceremony at our venue, either in the barn or alongside the lake. However please note you will need to pay the relevant registrars fees to the Council depending on the day of the week you are getting married. If you want a civil ceremony at Brookfield Barn, you will need to check the registrars are available on your date and at your desired time. We strongly recommend you book them as soon as possible once you have confirmed your date with us. Further details on how to do this can be found here on the West Sussex County Council website.

Ultimately the decision is the couples and will usually be easily made according the weather forecast. We are always on hand to help and advise what the best course of action is based on a lot of experience! Please be aware that in extreme cases registrars may refuse to conduct a ceremony outside should they feel the weather is not appropriate.

As well as the obvious wind and rain, it is also worth considering holding the ceremony inside should it be too hot. Though hot weather can seem ideal, should it become excessive (as it has in 2018!) the outside area is extremely exposed, and often feels a good few degrees warmer than it is. There is absolutely no shade for your guests who are usually sitting outside for around 45 minutes and there have been instances of people feeling ill, being sunburned and simply leaving the ceremony mid-way through as they couldn’t be in the heat any longer. We will always advise should we feel the temperature is going to be excessive, though it is ultimately a couples decision. Should a couple choose to go ahead with an outside ceremony in hot weather we strongly advise supplying fans and bottles of water.

Please be aware that should wet weather hit during a ceremony we may not be able to use our electrical equipment for playing music/microphones, therefore it is always better to be cautious when making the decision.

The Holy Trinity Church in Lower Beeding is just a couple of minutes drive away from Brookfield Barn. They welcome wedding services from outside the Parish.

Absolutely! Some couples choose to have the legal marriage off site on another day and then ‘stage’ a blessing here, meaning that you have complete flexibility for your ceremony, including having the it ‘officiated’ by a friend or family member!

Yes - we have a dedicated Prep room complete with shower, toilet, large mirrors and make up director chairs set up for just this purpose. It's perfect for you and your bridesmaids to enjoy getting ready together – (or the groom and groomsmen should you wish)!

This room is available from 9am in the morning and is strictly for the use of up to 8 people (including hair and makeup) due to fire regulations. The room is available whether you are having a Civil Ceremony at Brookfield Barn or a Church ceremony.

Before you leave for your ceremony we simply ask that you move your belongings to the Honeymoon suite, or pack them so that we can do that for you.  The prep room is not available for use after the ceremony.  Bedrooms will be ready for use by 2pm at the latest.

Unfortunately bedrooms are not available for use the night before a wedding.

Unfortunately the lounge/bar/terrace and barn cannot be used by any guests (including family and bridal party) as a ‘waiting’ area before the venue is properly open.  This is out of courtesy to your suppliers that who will be working hard to get everything ready for you, and to ensure that everything stays clean prior to opening.

Yes - the Aylesbury Suite, encompasses both an entrance lounge complete with relaxing sofa and a honeymoon room with a super king sized bed with Hypnos mattress. It enjoys stunning views out across the grounds - and what's even better is that it is all included for the night in the hire price

Brookfield Barn offers 6 additional bedrooms for use by your close family and friends at the venue. There were all renovated at the beginning of 2015 to include new modern en-suites, oak furniture and Hypnos mattresses. There are 4 king rooms, one twin room and one single.

The twin rooms is located on the ground floor and has been set-up for use if required by a disabled guest.

Children are welcome to stay according to the room allocations.  None of the bedrooms can accommodate a family of 4 due to space constraints.

  • One king room has a small separate adjoined room that can include a wooden cot.
  • One king room can offer either a sofa bed for a child under 11 or a cot.
  • One twin room can offer either a sofa bed for a child under 11 or a cot.

The honeymoon suite and guest rooms are available from 2pm to allow for cleaning after a wedding. If there is no wedding the day before yours then the earliest rooms will be available is 1 1/2 hours prior to your ceremony, but please discuss this at your planning meeting.

Breakfast is served between 8-9am at the tables in the bar area.  Unfortunately, as we are not set up like a hotel, we can only cater for the guests that have stayed over-night at the venue. 

If a couples decides to arrange breakfast elsewhere, all bedroom rates will be discounted accordingly.

The buffet breakfast includes a selection of items such as eggs, butchers sausages, bacon, various pastries, fresh bread, yogurt pots, meats, cheeses, tea, coffee and orange juice. 

A full allergens list can be provided on request and we will do what we can to accommodate dietary requirements if told in advance. Unfortunately we cannot guarantee that food has been prepared in a completely nut/wheat etc free environment.

Brookfield Barn has partnered with a range of experienced catering suppliers from which our couples can choose their preferred option.  These caterers have been selected not only for their high quality delivery and reputations but also to ensure that our couples have both a wide choice of food, approaches, budgets and styles.

We do not take any commission from our caterers and in exchange for that we can ensure that they are driven to provide our couples with the best possible pricing and ensure they treat our commercial kitchen as their own.

All of our caterers will happily discuss your requirements and likely costs either in advance of, or after booking your day at Brookfield Barn.

On the day, caterers will provide all table linen, crockery, cutlery and are responsible for the glassware and service for welcome and table drinks. They will are also the only possible source of teas and coffees throughout the day.

Unfortunately we cannot allow other catering suppliers outside of our preferred caterers list, including for evening food. This is primarily to ensure we can manage and maintain our standards and in particular our 5* Environmental Health rating in the kitchen. The caterer is responsible for all food in the venue through out the entire day.

Catering costs vary depending on a number of factors including what food is offered, the way in which it is served (sharing platters, plated etc) and the number of courses.

For a three course plated meal and canapes served during the welcome drinks costs are between £45-60 a head.  Although this is only approximate and costs can vary depending on what is offered.  We do not allow a buffet for the wedding breakfast as it takes too long for people to help themselves.

Brookfield Barn does require a seated meal of some kind so it is not something that can just be cut out completely.

Yes – couples are welcome to use their own suppliers for all other elements of your day that are not food related. We have created a list of recommended suppliers in our couples portal. These are all suppliers who we have spent time understanding their offering and standards and we think reflect the quality of what we offer at Brookfield Barn. But the list is far from exhaustive and there are some fantastic other people out there and we always look forward to discovering new styles, approaches and suppliers.  Or couples may want to use family or friends for that special personal touch or to help keep costs down.

We do ask that couples let us know who they are using via their online planning form.

Brookfield Barn does not charge corkage should a couple supply their own welcome drinks or wine for the wedding breakfast. The caterers will include a charge in the price they quote to cover the cost of glasses and service for welcome drinks and wine. Drinks can be dropped off the day before and will be chilled over-night.

We also offer very competitive prices and a range of options for welcome drinks and a strong wine list should you prefer to purchase directly from us.

We are not able to allow evening drinks to be purchased and brought in by yourselves, or ‘left overs’ to be used - but all bar staff are included in the hire price and our bar prices are less than all the pubs around.

Yes - we have a permanent bar and offer draught lagers, beers, Guinness and cider, a wide range of spirits, soft drinks, wines, champagnes and more, all at extremely reasonable prices.

The cost of bar staff is fully included in your hire price and we will staff the bar according to your plans for the day. We are happy to run the bar as a paid bar, or to run an open bar either all night, or up to a pre-set limit or a tab for certain types of drinks only.

Yes, we actively encourage dropping as many items to us the day before as possible, even if there is a wedding that day. This means that if anything is forgotten you have a second chance to bring it on the morning!  You can bring anything to us that is not perishable (eg. Fresh flowers and cake), and any drinks that need to be chilled can be done over night. We will then make sure the caterers know where these are.

If there is no wedding the day before yours then you can set up between 2-5pm and bring any of this then, and if there is then we will arrange a time (usually 4.30pm) for you to drop things in the smaller supplier car park while the previous wedding are in their wedding breakfast.

There is a range of draught beer, lagers, cider and Guinness available along with a good selection of spirits, wines, champagnes, soft drinks and bottles - all of what you would expect to find at a good pub!

We also have a strong cocktail menu including the classics and some ‘signature’ drinks designed by our Bar Manager. 

If you have a particular tipple - whether it be a flavoured gin, vodka or soft drink - that you and your family and friends enjoy or means something special to you, then we will do all we can to source this for you. We are a free house so are not tied to a particular supplier. Obviously for more obscure requests we may require some guarantee on volume

Should you want real ale, we enjoy a close relationship with the award winning micro brewery, Kissingate, which is located just down the road from us - we have real ale pumps set up and ready.

Last orders are at 11:15 pm with the bar closing at 11:30pm. Guests not staying the night must leave by midnight.

We recognise its important for you that your guests do not feel they are paying over the odds prices at the bar. We pride ourselves on ensuring that our bar prices are lower than you will find in the local pubs around.

If you choose to supply your own welcome drink, table wine and toast then we advise the following quantities as a rough guide, but remember the bar will be open alongside all of this so there is no need to panic if you run out!

Welcome drinks – This is usually anywhere between 1 – 4 drinks per person. We advise keeping this simple, maybe prosecco or pimms, bottles of beer and orange juice or elderflower cordial. As the bar is open there is no need to second guess what every guest will drink or to over supply.

Table Wine – We advise ½ bottle of wine per person. Many people worry this won’t be enough but even at the largest, heaviest drinking weddings here it has never been more! For every person that will drink a whole bottle, another will be driving/a child/not drinking.  Whether people drink red, white or rose will be governed primarily by the weather (red wine in cooler weather, white when its warmer) and also what you are eating (e.g. If you are having beef it will be red, chicken would usually be more white). Your caterers will redistribute bottles that aren’t being drunk on one table to another that is hitting a certain colour a bit harder! Of course, anything not drunk will be kept for you to take home the next day.

Toast – Only one glass per person is need for this, one bottle of prosecco or champagne will do 6 glasses so merely divide your number of guests by 6!

Do take into consideration that the drink you are supplying only covers a period of around 5 hours during the day when people may well try and pace themselves. Try and avoid being tempted to over buy, it just means more hard work for yourselves storing it, transporting it to the venue then taking it all away again. We can’t tell you how many times we’ve heard people say ‘but you haven’t met my family/friends!’!!

Don’t forget that you also have the option to buy directly from us as hugely reduced prices which negates the need to do any of this! Just give us a budget to work to, your drink choice and we will handle the rest.

Both bands and DJs are welcome to perform in the barn.  There is also the option to play a playlist via USB or Spotify through our music system. Please note we have no noise limiter.

Yes – there is a speaker system in the barn.  Music should be supplied via Spotify (preferable) or USB.

The events team will play the music during the inside or outside ceremony so that no one from the wedding party has the task.

The bar has wireless speakers throughout and the event staff can playlist playlist via USB or Spotify to provide background music.

No, we benefit from a beautiful rural setting and no immediate neighbours which means that no noise limiter is required.

Yes – there is both a fixed PA system in the barn and portable PA system for outside with a wireless microphones for speeches. This is all included in the venue hire.

Integrated into the barn and outside wedding area are HD webcams, and through our own dedicated internet line, we are able to offer the option of web streaming the wedding ceremony and / or speeches live. Whether this is for overseas relatives who cannot make it, or allowing your evening guests to see your special moment, this is all included in the hire price.

Yes - in fact we have our own large dedicated internet cable into Brookfield Barn with guaranteed speeds, combined with an up to date WiFi network.  So your guests will have no problems uploading photos of your day as it happens!

Despite being in a rural location, we enjoy a strong Vodafone signal at Brookfield Barn. The other networks can be patchy - whether you see that as a good or bad thing! We have our own dedicated internet cable so there is strong WiFi signal throughout and a taxi phone for booking end of the night transport (please be aware that this phone does not accept incoming calls).
